About Havkey and our editorial policy

Havkey is a global catalogue of verified new-build apartments, free for buyers, in Ukrainian, Polish, English and Russian. Every project shows a dated trust level that cannot be bought. Poland (Warsaw, Kraków, Wrocław) is the first live market. We are an information service, not a seller, broker or agent, and we take no commission on transactions. Verified real estate agencies and agents list flats here too, new and resale.

Who writes the guides

Guides are written and updated by the Havkey editorial team. The operator's legal details are shown at the end of this page. No guide has yet been reviewed by a named lawyer. When one is, the reviewer's name and the review date will appear on that guide.

How we check facts

• Every legal or tax statement is checked against the text of the act in the Journal of Laws (Dziennik Ustaw), official ministry pages on gov.pl or the registry itself (KRS, land registers).
• Each guide lists its sources at the end, with links to the primary documents.
• Each guide shows the date of its last substantive update. When a law, a fee or a rate changes, we update the guide and the date.

Guides are general information, not legal or tax advice. Before you sign anything, check the documents with a notary or a lawyer.

Who writes the blog

Blog articles are published under the byline “Havkey editorial team” and follow the same fact-checking rules as the guides: every number, date, rate and law has a source listed at the end of the article, and figures are dated in the text. The blog also covers markets where the catalogue is not live yet, such as Spain. Each article shows its publication date and, after a substantive revision, the date of that update. Articles are general information, not investment, legal or tax advice.

How project data is checked

Each project and developer shows a trust level with the date of the check: Declared, Confirmed by developer, Documents checked (valid 180 days) and Verified on site (valid 90 days). When a check expires, the level drops automatically. What we check at each level is described in How we verify. Until launch, the catalogue contains demo projects, and they are marked as demo.

How price statistics are calculated

Our price pages and quarterly reports use asking prices that developers publish in their price lists. We record every price change in a price history. These are not sale prices: discounts agreed at signing are not included. A project's price per m² is its lowest current price per m² (the “from” price), and the median is the middle value across projects, so a few very expensive projects do not pull it up. We show a median only for groups with at least 3 flats. Until launch, the statistics are built from the demo projects of the catalogue.

How rankings work

In each city we rank verified real estate agencies and agents once a day with a score from 0 to 100, built from buyer reviews, response time, listing quality, activity in the city and time on Havkey. Plans and advertising never enter the score. The paid “Featured agencies” row is shown separately, above the ranking, and labelled “Advertisement”. How Havkey is funded

Havkey is free for buyers, and we take no commission on any sale. Developers list projects and get verified for free; after 3 free months they pay for each buyer request delivered to them. Repeat requests, spam and requests whose dispute we upheld are not billed, and accepting or rejecting a request never changes the bill. Real estate agencies and agents pay a monthly plan after 3 free months, with buyer requests included. Advertising is optional and always labelled “Advertisement”. Trust levels and ranking places are never for sale: payment does not change a level, its date or a place in a ranking. Prices and billing rules are on Pricing.
