Methodology
How we rank agencies and agents
Who is ranked
- Verified sellers only: a company we can find in a public register (NIP, KRS or CEIDG), a valid OC policy of a real estate intermediary, a working email and phone.
- An agent of an agency counts as verified when the agency is.
- Unverified sellers can list flats, but their profiles say “Not verified yet” and they never get a place.
At least 3 live listings in the city. A seller is ranked separately in each city where they have that many.
What we check before a project or a developer gets a trust level is described separately: how we verify
Buying a resale flat through an agent? What to check in the brokerage agreement and in the flat itself: new build or resale: what differs
Five parts of the score
Each part is scored from 0 to 100, then weighted. The weights add up to 100 %.
- 35%
Buyer reviews
The average rating from buyers who sent the seller a request through Havkey. We smooth it: every seller starts as if they had 5 reviews of 4 stars, so one 5-star review can’t beat thirty reviews of 4.8. With fewer than 3 reviews this part stays neutral.
- 25%
Response time
The median time from a buyer request to the seller’s first answer in their dashboard, over the last 90 days. An hour or less is the full mark, 3 days or more is zero. A request still unanswered after 3 days counts as slow.
- 20%
Listing quality
The share of live listings whose price was updated in the last 30 days, the share with at least 5 photos and a floor plan, and no listings rejected by our moderation in the last 90 days.
- 10%
Activity in the city
The number of live listings in the city on a logarithmic scale: 100 listings is the full mark, so a large agency doesn’t win on size alone.
- 10%
Time on Havkey and a clean record
Months on Havkey, up to two years, and no live listing taken down by Havkey for breaking the rules in the last 12 months.
Equal scores
When two sellers have the same score, the one who answers buyers faster goes first. If that is equal too, alphabetical order decides.
When it changes
The ranking is recalculated every morning. A city’s ranking page is shown to search engines only when at least 3 sellers are ranked there.
