What the calculator counts
On top of the price you pay VAT on a new build, stamp duty on the contract within 21 days of signing, the title transfer fee at the Land Registry and your lawyer. Each line below shows its rate, source and date. Rates as of 26 October 2026.
- VAT on a new build bought from the developer, usually paid at handover or title transfer. A resale from a private owner carries no VAT.
- Stamp duty on the sale contract, due within 21 days of signing.
- The title transfer fee at the Land Registry for a foreign buyer's first property, at the rate in force on the date shown.
- Your independent lawyer: an estimate, since there is no official tariff.
What the calculator does not include
- The Permission to Purchase (PTP) application fee and the criminal record certificate from your home country.
- A higher transfer fee for a second or third property, and extra charges for contracts over the purchase limits.
- Utility connections, electricity and water meters, and the site maintenance fee, which vary by project.
