Havkey editorial teamOwning property in North Cyprus can support a residence permit. Under amendments published in the Official Gazette on 2 and 5 October 2026, as summarised by Erginel Law: a title deed holder gets 10 years if the property is worth £300,000 or more and 5 years below that, without an income requirement. A buyer who is still waiting for the Permission to Purchase can get 5 years; below £300,000 that requires proof of income. These rules changed in May 2025 and again in October 2026, so check them with the immigration office when you apply.
Rules from October 2026
| Your situation | Property value | Permit | Income requirement |
|---|---|---|---|
| Title deed in your name | £300,000 or more | 10 years | none |
| Title deed in your name | below £300,000 | 5 years | none |
| Contract stamped by the Tax Office, Permission to Purchase pending | £300,000 or more (contract price) | 5 years | none |
| Contract stamped by the Tax Office, Permission to Purchase pending | below £300,000 | 5 years | at least one TRNC minimum wage a month |
Family members can get permits for the same period when the main applicant qualifies. Income can be shown with an apostilled document from your home country or a bank document.
The title deed changes took effect on 2 October 2026 and the changes for buyers awaiting title on 5 October 2026, on their publication dates.
What is still unclear
Erginel Law lists open points as of October 2026:
- how the authorities will value properties already registered in an owner’s name;
- existing permits and exemptions are not extended automatically, so you go through renewal;
- whether earlier exemptions give some owners a 10-year period in practice.
What the rules were before
From May 2025, according to a Landmark summary, a title deed holder got a 5-year permit with no income requirement, and a buyer with a registered contract got 2 years. Some developer and agency pages still describe a 1-year permit renewed every year. That is out of date.
Things to keep in mind
- A permit in the north does not give you the right to live in the Republic of Cyprus or elsewhere in the EU.
- The UK government says its ability to help in the north is limited. Check what your own country says.
- We found no citizenship-by-investment route in the north.
- The value threshold uses pounds sterling. If your contract is in another currency, ask how it will be converted.

Questions
Does buying property in North Cyprus give a residence permit?
It can support one. Under the amendments of 2 October 2026, a title deed holder with property worth £300,000 or more can get a 10-year permit, and below £300,000 a 5-year permit, in both cases with no income requirement. Renewal is not automatic.
Can I get a residence permit before the title deed?
Yes, under the amendments of 5 October 2026, if you have a contract stamped by the Tax Office and a pending Permission to Purchase. From £300,000 the permit is 5 years with no income requirement; below that it is 5 years with proof of monthly income of at least one TRNC minimum wage.
Does property in North Cyprus lead to citizenship?
We found no citizenship-by-investment route. A residence permit in the north is not a residence right in the Republic of Cyprus or the EU.
This guide is general information as of 26 October 2026, based on a law firm’s summary of the amendments rather than the Official Gazette text. It is not legal advice. Residence rules in the north change often: confirm them with the immigration authorities or a lawyer when you apply.
