Grand Sapphire Resort is a large apartment complex by Northernland in the Long Beach area of İskele, on the east coast of Northern Cyprus. The first phase has three towers (blocks A, B and C, 27, 29 and 31 floors) and seven five-storey blocks (D1–D2, E1–E5) with 1,611 flats; Phase 4 next to it (blocks F1–F6, 10 to 18 floors) adds 680 flats. A five-star hotel with a casino stands at the entrance to the site as a separate commercial building. The developer gives the distance to the Long Beach promenade as under 500 m. The latest price lists show 22 unsold units: 19 in blocks B, C, D1 and D2 (February 2026) and 3 in the F blocks (April 2026). Towers A and B were finished in 2023 and tower C by the end of 2024; the low-rise blocks D and E are complete too. Phase 4 was 89% complete in the developer’s September 2026 update, with no completion date given.

- Flats come finished: tiled bathrooms, fitted kitchen, built-in wardrobes, boiler, double glazing; central air-conditioning infrastructure, with VRF units at £1,500–£4,350 extra
- Foundations of the towers: bored piles to rock at 36 m with a raft slab, designed to the TRNC 2015 seismic regulation (developer’s engineering letter)
